Increasing Home Sales Gains Continue Into Autumn

Central Ohio home sales during the most active time of the year showed impressive gains over last year and were the highest since 2007 when the housing market began its descent after the boom.

The 8,921 residential home closings during the months of May through August were 11 percent higher than last summer and 12.2 percent higher than in 2009 when home sales hit its lowest point since the summer of 2000, according to the Columbus Board of REALTORS®.

Demand outstripped supply, as new listings on the market (3,096) fell 0.9 percent from the month before and the total inventory of homes for sale (11,571) was down 32.3 percent from the same time last summer (17,096).

Not only that, the average turn-around time from the date “For Sale” signs went up until a bargain was struck decreased 15.5 percent last month from 96 days to 81 days.

In Licking County, the average home sales sold price was $147,206 from Jan. - Aug. this year, up 4.6 percent from the same period last year. Also, 1,098 homes sold in Licking County from Jan. - Aug. this year, which is 13.8 percent more than the same period last year.

Licking County homes which went into contract for sale from Jan. - Aug. totaled 1,298, which is a  26.5 percent increase from the same period last year, when 1,026  homes went into contract.

In Licking County, the average home sales sold price was $146,031 in Aug., down .08 percent from Aug. 2011, when the average home sales price was $147,182. Also, 161 homes sold in Licking County in Aug., which is 13.4% more homes than Aug. 2011 when 142 homes sold. Licking County homes which went into contract for sale in Aug. totaled 208, which is a  58.8 percent increase from Aug. 2011, when 131 homes went into contract.

The number of houses for sale in Licking County now stands at 1,029, which is 29.3 percent less than one year ago when 1,455 homes were for sale. Months of existing home inventory has decreased due to improved sales activity this year. At the current sales pace, there are 7.5 months of existing home supply on the market compared to 12.3 months supply this time last year.

Central Ohio home prices hit a five year high

     Home prices in central Ohio hit its highest point in five years last month as many of the area’s pricier communities saw double digit sales increases, according to the Columbus Board of REALTORS®.

     Central Ohio homes closed during July 2012 sold for an average of $186,781 which is 10.3 percent higher than the average sale price of a home sold in July of 2011.The last time homes during any given month sold were selling this high was June of 2007 when the average sale price was $187,180.

     This holds true for the year as the average sale price of homes sold January through July 2012 ($167,754) is also at its highest point since January of 2007 ($172,531).

     Sales in communities such as Granville, New Albany, Bexley, German Village, Powell, Dublin, downtown Columbus, and Upper Arlington saw sales increases of anywhere from 12 to 67 percent. The increased sales combined with prices ranging from $267,000 to $557,000 help boost the overall market home price average.

     In Licking County, the average home sales sold price was $147,639 from Jan. - July this year, up 5.8 percent from the same period last year. Also, 930 homes sold in Licking County from Jan. - July this year, which is 13 percent more than the same period last year. Licking County homes which went into contract for sale from Jan. - July totaled 1,121, which is a 25.3 percent increase from the same period last year, when 895 homes went into contract.

     In Licking County, the average home sales sold price was $174,344 in July, up 17.9 percent from July 2011. Also, 141 homes sold in Licking County in July, which is two sold homes less than July 2011. Licking County homes which went into contract for sale in July totaled 198, which is a 32.9 percent increase from July 2011, when 149 homes went into contract.

     The number of houses for sale in Licking County now stands at just over 1,094, which is 25.1 percent less than one year ago when 1,461 homes were for sale. Months of existing home inventory has decreased due to improved sales activity this year. At the current sales pace, there are 8 months of existing home supply on the market compared to 12.6 months supply this time last year.

Big thanks to CENTURY 21 Excellence for inviting me to their Third Annual Wings Eating Contest at BW3's in Reynoldsburg. We raised around $2,500 for Easter Seals, and 20 contestants ate 583 wings with the winner, Joey, eating 43. I blacked out after 10, but went on to finish 16.5 mild wings. I stopped short of 17, and the guys around me, can thank me later for not finishing the last chicken part. :)

Home Sales and Prices Continue to Rise

     The number of houses for sale in Licking County continues to decline and now stands at just over 1,076, which is 27 percent less than one year ago when 1,480 homes were for sale according to the Columbus Board of REALTORS®.

     Months of existing home inventory has decreased due to improved sales activity this year. At the current sales pace, there are 8 months of existing home supply on the market compared to 13 months supply this time last year.

     In Licking County, the average home sales sold price was $142,989 from Jan. - June this year, up 3.8 percent from the same period last year. Also, 782 homes sold in Licking County from Jan. - June this year, which is 15 percent more than the same period last year. Licking County homes which went into contract for sale from Jan. - June totaled 975, which is a 30.7 percent increase from the same period last year, when 746 homes went into contract.
     In Licking County, the average home sales sold price was $145,558 in June, up 8.3 percent from June 2011. Also, 160 homes sold in Licking County in June, which is 28 percent more than June 2011. Licking County homes which went into contract for sale in June totaled 203, which is a 48.2 percent increase from June 2011, when 137 homes went into contract.

Parks and Thomson Earn Top Realtor Honors

CENTURY 21 Frank Frye Real Estate has named REALTOR® Aaron Parks as its top Sales Associate of the Month for June, and REALTOR® Kim Thomson as its top Sales Associate of the Month for May.

Thomson was also named Second Sales Associate for June, and REALTOR® Cynthia Corder was named Third Sales Associate for June.
