Home Sales and New Listing Increase!

The latest central Ohio housing report showed May had the highest number of new listings in one month since April 2010. There were 4,213 new listings added to the market last month, up 19.6 percent from May 2012 (3,522), according to the Columbus Board of REALTORS®.

The number of Licking County home listings coming on the market as a new listing in May 2013 was 363, up 44% with only 252 new listings in May 2012.

New listings weren’t the only good news for May. Central Ohio home sales skyrocketed, up 27% (2,756) from the same time last year (2,170), reaching the most home sales for the month of May on record and the fifth highest sales month on record. 

Licking County saw 189 single family and condominium home sales in May 2013, up 6.8% from May 2012. For the first five months of the year, 705 homes sold in Licking County, up 13.3% over the same period last year.

The average sold price for Licking County homes sold in May 2013, was $174,996, up 26.5% from May 2012. For the first five months of the year, the average sold price was $146,256, up 3.1% over the same period last year.

The average days on market for a house until sale was down 25 days, or 23.8%, at 80 days in May 2013 compared to May 2012. For the first five months of the year, the average days on market for a Licking County home sale was 93 days, down 15 days, or 13.9 percent from the same period last year.

For the first five months of the year, the number of Licking County home listings coming on the market totaled 1,443, up 13.4% with 1,273 new listings over the same period last year.

The number of Licking County home listings going in contract in May 2013, totaled 269 homes. The inventory of homes for sale in Licking County in May 2013 was 1,044, with 7.1 months supply of inventory.

Parks Earns Top Sales Honors for May

Home Sales Continue to Rise

Central Ohio home sales in April (2,390) showed an increase of 30 percent in the market from one year ago (1,834). According to the Columbus Board of REALTORS®, April saw the highest number of home sales on record, followed by the 2,286 homes sold in April of 2004.

In addition to the increases in sales, home prices continue to rise also. While the average sale price has increased every month in 2013 from $149,477 in January to $163,084 in April, the average sale price year-to-date ($156,386) is up almost one and a half percent from 2012.

Licking County saw 193 single family and condominium home sales in April 2013, up 40.9 percent from April 2012. For the first four months of the year, 512 homes sold in Licking County, up 15.1 percent over the same period last year.

The average sold price for Licking County homes sold in April 2013 was $143,040, down 0.4 percent from April 2012. For the first four months of the year, the average sold price for Licking County homes sold was $135,803, down 5.2 percent over the same period last year.

The average days on market for a house until sale was down 4 days at 90 days in April 2013, compared to April 2012. For the first four months of the year, the average days on market for a Licking County home for sale was 98, down 11 days over the same period last year.

The number of Licking County home listings coming on the market as a new listing in April 2013 totaled 353, up 19.3 percent with 296 new home listings in April 2012. For the first four months of the year, the number of Licking County homes listings coming on the market totaled 1,078, up 5.6 percent over the same period last year.

The number of Licking County home listings going in contract in April 2013, totaled 257 homes. The inventory of homes for sale in Licking County in April 2013 was 971, with 6.8 months supply of inventory.

Home Sales Show Healthy Increases!

Central Ohio home sale activity showed healthy increases during the first quarter of 2013. Residential home sales (4,844) were up 17.6 percent over the previous year (4,119) and the number of pending sales (3,245) was up 19.3 percent from the first three months of 2013 according to the Columbus Board of REALTORS®.

Licking County saw 317 single family and condominium home sales during the first quarter of 2013, up 2.9 percent from the same period last year. The average sold price for Licking County homes sold in the first quarter of 2013 was $131,122, down 8.4 percent from first quarter last year.

Licking County saw 113 single family and condominium home sales in March 2013, down 18.1 percent from March 2013. The average sold price for Licking County homes sold in March 2013 was $132,380, down 15.6 percent from March 2012.

The average days on market for a house until sale was down 13 days at 103 days in this first quarter of 2013, compared to the first quarter of 2012. The average days on market for a house until sale was down 20 days at 105 days in March 2013, compared to March 2012.

The number of Licking County home listings coming on the market as a new listing in the first quarter of 2013 totaled 725, the same number as the first quarter of 2012. The number of Licking County home listings coming on the market as a new listing in March of 2013 totaled 287, down 2% from March of 2012.

The number of Licking County home listings going in contract in the first quarter of 2013, totaled 485 homes. The number of Licking County home listings going in contract in March 2013, totaled 221.

The inventory of homes for sale in Licking County in March 2013 was 885, with 6.1 months supply of inventory.

Licking County Homes Sales Up 20%

Central Ohio home sales for the first two months of 2013 were up 19.6 percent (2,878),
compared to last year (2,406). There were 1,452 home sales in February, which is 14.9
percent higher than in February 2012, according to the Columbus Board of REALTORS®.

We haven’t seen sales increases like this since housing peaked in ’06 and ‘07,” said
Chris Pedon, President of the Columbus Board of REALTORS®. “We are looking at a
new housing market; one that’s smart and affordable, but also competitive.”

Licking County saw 103 single family and condominium home sales in Feb. 2013, up 15.7 percent from Feb. 2012. For the first two months of the year, 204 homes sold in Licking County, up 20 percent over the same period last year.

The average sold price for Licking County homes sold in Feb. 2013 was $129,864, down 8.1 percent from Feb. 2012. For the first two months of the year, the average sold price for Licking County homes sold was $129,898, down 1.6 percent over the same period last year.

The average days on market for a house until sale was down 1 day at 110 days in Feb. 2013, compared to Feb. 2012. For the first two months of the year, the average days on market for a Licking County home for sale was 100, down 9 days over the same period last year.

The number of Licking County home listings coming on the market as a new listing in Feb. 2013 totaled 239, up 12.2 percent with 239 new home listings in Feb. 2012. For the first two months of the year, the number of Licking County homes listing coming on the market totaled 438, up 1.4 percent over the same period last year.

The number of Licking County home listings going in contract in Feb. 2013, totaled 158 homes. The inventory of homes for sale in Licking County in Feb. 2013 was 847, with 5.9 months supply of inventory.
