Jan. Housing Sales Best in Years!

      Central Ohio housing sales were up in Jan., and they showed the highest activity for that month since 2008. The 1,125 sales showed a 6.0 percent increase over Jan. of 2011, according to the Columbus Board of REALTORS®.
 
    
     In Licking County, 82 homes sold in Jan. which is 6.5 percent more than Jan. of 2011. Licking County homes which went into contract for sale in Jan. totaled 143 which is a 72.3 percent increase from Jan. 2011, when 83 homes went into contract. The average home sales sold price in Licking County was $123,608, down 7.6 percent from January 2011.


     The inventory of homes for sale in Licking County continued to decline in Jan. helping to further stabilize the local housing market. The total number of homes for sale at the end of Jan. was 964, 19.3 percent lower than the end of January 2011.

Home Sales Have Surpassed Last Year!

     November marks the fifth consecutive month of increased home sales in central Ohio this year after the first half of the year struggled to keep up with increased sales from 2010 due to the home buyer tax credits. According to the Columbus Board of REALTORS®, 1,406 homes sold in November which is seven percent more than the previous year.

     In Licking County, 127 homes sold in November which is 10.4 percent more than November of 2010. Licking County homes which went into contract for sale was also up 22 percent from Nov. 2010. The average home sales price in Licking County was $133,398, down two percent from Nov. 2010.

     From Jan. to Nov. 30, 2011, 1,350 Licking County homes have sold, up .5 percent from the same period in 2010, while the number of homes which went into contract for sale was up 6.1 percent from 2010. The average home sales price in Licking County was $137,625 for January through Nov., down seven percent from 2010.

     “We’re finding that sellers recognize the challenges of today’s market and are realistically pricing their homes to sell,” says Rick Benjamin, 2011 President of the Columbus Board of REALTORS®. “Buyers are responding well to the pricing and, of course, the record low interest rates. It’s still a great time to buy a home.”

Home Sales up in Oct.

Licking County home sales were up in October and are on par for the year. The 117 homes sold in October marks a 14.7 percent increase over the 102 homes sold in October 2010. Year-to-date, home sales (January through October 2011 are only 0.6 percent behind 2010.


Licking County homes put in contract last month (149) were up 40.6 percent a year ago.

The average sale price for Licking County’s single family homes and condominiums year to date is $138,195, down 7.3 percent from homes sold January through October 2010.

Home Sales Up 23% in July

Home sales in central Ohio increased significantly last month compared to July of 2010.

According to the Columbus Board of REALTORS®, 1,865 homes sold in July of 2011 – a 23.3 percent increase over the 1,513 homes which sold during the same month last year.

Additionally, the number of residential homes scheduled to close was up almost 50 percent, from 1,705 last year to 2,553 last month (July 2011).

“We’ve seen a marked increase in activity this summer,” says Rick Benjamin, 2011 President of the Columbus Board of REALTORS®. “Although the economy continues to be unpredictable, buyers are getting tired of waiting for better news and deciding to take advantage of the inventory, prices and low interest rates.”

The median sale price of a home sold in July was $141,359, which is 5.9 percent higher than the median home sale price during the same month one year ago.

Although, for most areas, there are fewer listings today versus last year, the cities of Powell, Shawnee Hills, New Albany, Pataskala, Hilliard and Pickerington saw increases in the number of homes for sale. The same goes for the school districts of West Jefferson, New Albany Plain, Circleville, and Newark.

For the entire central Ohio area, there were 3,027 homes listed for sale during the month of July bringing the total inventory of available homes for sale to 15,702. The median price of a home on the market today is $144,900.
