Home Sales Hit New Apex this Summer

Central Ohio home sales hit a new apex this summer and now stand at their highest point on record. The 18,834 homes sold as of Aug. 31 were 22.9 percent higher than the number of homes sold January through August or 2012 and further exceed any previous year according to the Columbus REALTORS®.

“Buyers are proving that they want to buy now, and Sellers are proving they are ready to sell,” said Realtor Phil Frye and CENTURY 21 Frank Frye Real Estate General Manager.
Licking County saw 180 single family and condominium home sales in August 2013, a 5.9 percent increase from August of 2012, when 170 homes sold. In Licking County, 1,341 homes sold from Jan. - Aug. 2013, up 20.8% from the same period last year.
 
In addition to the increase in sales, home prices continue to rise slightly. The average sold price for Licking County homes sold for Jan. to Aug. 2013 was $150,992, up 2.9% from the same period last year. The average sold price was $162,069 in Aug. 2013, a 12.3% decrease from Aug. 2012 when the average sold price was $144,299.
 
The average days on market for a house until sale was 84 days, from Jan. - Aug. 2013, down 15.2% or 15 days, compared to the same time period last year.
 
The number of Licking County home listings coming on the market as a new listing for Aug. 2013 was 260, up 12.1% from Aug. 2012, when there were 232 new listings. For Jan. - Aug. 2013, there have been 2,351 new listings in Licking County, up 16.2% from the same period last year.
 
 
The number of Licking County home listings going in contract in August 2013, totaled 209 homes. The inventory of homes for sale in Licking County in August 2013 was 1,092, with 6.8 months supply of inventory.
