More of the Same for Housing Market

The housing market in central Ohio, which rebounded nicely when the federal tax credits were offered in 2009 and early 2010, today is looking like “more of the same.”

According to the Columbus Board of REALTORS® (CBR), the number of homes sold and the average price of homes sold from January though October 2010 are nearly identical to the statistics from 2009.

The number of homes sold from January through October was 16,891 – almost identical to the 16,932 homes sold in the same period of 2009. Average sale price so far this year is $160,671 compared to $161,623 last year.

“While we certainly would like to see a more lively housing market, we’re just pleased that year-to-date numbers are holding their own,” says CBR President Sue Lusk-Gleich.

Home sales are likely to grow in 2011, but not too quickly. According to the New York Federal Reserve Bank, household finances are improving, and major purchases will increase as well.

Freddie Mac reports that the average 30-year fixed mortgage rate in October 2010 was 4.23 percent – the lowest rate since the statistics were first recorded by Freddie Mac in 1971. Ten years ago, the rate was 7.8 percent; 20 years ago, it was 10.17 percent; 30 years ago, it was 13.79 percent. According to Lusk-Gleich, “The time to buy is now. Those of us in the real estate profession continue to talk about how perfect this market is for many buyers – especially for those purchasing their first home.”

Balloon Release for Grandpa K


JOHN RICHARD "DICK" KASPAR, of Westerville, born May 21, 1931, passed away on October 27, 2010 at home. He was the son of Arthur W. and Marie (Doughty) Kaspar who preceded him in death. He is survived by wife Sue, daughters Amy M. Kaspar of Westerville, and Molly E. Frye and her husband, Phil, of Newark as well as his granddaughter, Grace Lily Frye. Dick is also survived by his sister, Mary L. Perry and her husband, Jack, of Walnut Creek CA, as well as 5 nieces and nephews, 18 great nieces and nephews, and 13 great-great nieces and nephews in CA. A member of Central College Presbyterian Church.

The family would like to thank Mt. Carmel Hospice for their care and support during Dick's illness. Graveside services will be held at 11:00 on Saturday, October 30, 2010 at Blendon Central Cemetery with Dr. Richard Ellsworth officiating. In lieu of flowers donations may be made, in Dick's memory, to Mt. Carmel Hospice or Westerville Senior Center. Arrangements by MORELAND FUNERAL HOME, Westerville.

Home Values Continue to Rise

Home values continue to rise which is good news for central Ohio. The average sale price for the first nine months of the year is $161,204 up 7.4 percent from the beginning of 2010 according to the Columbus Board of REALTORS®.

There were fewer homes listed for sale last month than is customary for September. Over the last five years, there was an average of 3,710 homes added to the market during the month of September. However, last month only 2,997 residential homes were added to the already elevated inventory in central Ohio.

Although slightly lower than August, the total residential listings in September (16,728) was still higher than it’s been since August of 2008 when the inventory level rose to 16,975.

“Inventory levels had come down over the last year and a half – which is what we were working towards,” said Sue Lusk-Gleich, President of the Columbus Board of REALTORS®. “When inventory levels are too high, the increased competition forces some homeowners to sell at prices that are too low which in turn often affects the values of other neighboring homes.”

“In order to re-balance the market, we either need the inventory to decrease or the number of buyers to increase. And since the tax credit incentives brought many buyers into the market earlier than we would have seen otherwise, we have a smaller pool of potential home buyers to absorb the inventory now.”

Home sales were down 28.4 percent in September and the number of homes that went into contract was also down almost 25 percent which doesn’t bode went for October home sales.

“When comparing sales figures to the previous year, we need to remember that home sales have been elevated since April of 2008 due to the tax credits,” adds Lusk-Gleich. “Even so, sales are still up four percent year to date.”

Reds come up short but fans have fun!

The Cincinnati Reds came up short losing 2-0 to the Philadelphia Phillies Sunday night at Great American Ballpark in Cincy as the Phils swept the Reds 3-0. We had great seats and the atmosphere was electric with 45,000+ standing, cheering, and waving their white rally towells, but Cole Hamels and the Phils shut down the Reds offense and ended their season. We'll see what happens next season when the Cubs battle the Reds for the NL Central. :)

  Of course there were lots of great presents, including a Flip Camera with tri-pod from Grandpa and Grandma Crist, video games, Nintendo DS accessories, and other stuff that I want to play with (Nerf Sniper Rifle).

Home sales and prices up in August

     August home sales in central Ohio were higher than the previous month and the average sale price of a home sold continues to rise. There were 1,605 homes sold in August which is 8.2 percent more homes sold than during the month of July. Home sales during the first eight months of the year are now 9.2 percent higher than the same period in 2009.

     “We saw a lull in housing activity after the tax credit expired which was not surprising given the frenzy of activity attributed to the generous tax credits for both first time and repeat buyers earlier this year,” said Sue Lusk-Gleich, President of the Columbus Board of REALTORS®. “This upswing in sales is a positive sign that our central Ohio housing market continues to strengthen.”

     The average sale price of a home has been inching back up this year from $145,993 in January to $169,959 in August. The average sale price year to date (January through August) is $161,645, which is 2.2 percent higher than one year ago.

     There were 3,700 homes listed for sale last month bringing the total number of homes for sale in central Ohio to nearly 17,000 which is 16.5 percent more homes than were on the market at the end of last summer.

     “With interest rates still so low and the selection of homes for sale so plentiful, any one who has an interest in buying a home should take a look at what’s available right now,” adds Lusk-Gleich.

Duck Derby Raises $$$ - Where's Serita?

Derby Ducks floated down the Lazy River at Heath Pool.  
Ladies and Gentlemen and ... float your ducks! Over 1,000 rubber ducks raced Saturday night in the annual Heath Duck Derby, benefitting the Licking County United Way, in the Heath Pool's Lazy River.

     Several cash prizes were awarded, with the top $1,000 prize going to a lucky person named Serita, who wasn't there, (don't worry Serita, need not be present to win).


My duck must have been the one on it's side.
      My family bought 12 ducks (two six quacks) and unfortunately, our ducks didn't make it out of any of the three heats to compete in the final round. However, the DJ, kept reminding us that we're all winners, because the money being raised at the event benefits the United Way which benefits the community.

Grace, Rachel, and Anna enjoyed the tire swing!
     We did win two passes to Coco Key in a drawing, and had a lot of fun swimming in the Heath Pool. Even at age 39, the high dive terrorizes me. I made it off and landed in the water, but not without the usual thoughts - what if I slip and trip on the dive, what if I hit my head on the dive on the way down, etc.

Snapping Turtle, Catfish, and More!

Only a three-foot Barbie fishing pole, with a 7 1/2 year old Grace on the other end, could pull in this snapping turtle, with the help of Cousin Trevor.

This was the second time Sunday night the turtle had latched onto Grace's hook  with a night crawler at the Frye Family Pond.

The first time, she got it to the dock and as Trevor was trying to get it out of the water, the line snapped.

This time, the turtle stuck around for a few photos.  

Speaking of Cousin Trevor, check out this huge Channel Catfish he caught. It put up a fight, but he brought it in! This is the largest Catfish I've seen come out of the pond!

Molly caught a Carp (previously believed to be grass eating only - so be careful next time you go swimming). It got away right as we brought it onto the dock, so our next purchase will be one of those five foot nets that Harry Caray used to use to catch foul balls at Cubs games.

Grace caught several bass and bluegill, and is making a name for herself as a top fisherman! She's also making progress on getting the fish off the hook!

Everything caught was done using night crawlers, and all fish and turtle were released.

Day of Caring Brings Volunteers

The Licking County Board of REALTORS joined over 500 volunteers on Friday for the United Way of Licking County's Annual Day of Caring. Projects and volunteers were prearranged for United Way agencies across the county.

The day started with a pizza party kickoff at Rotary Park in Newark. LCBR volunteers then headed to a home on Euclid Ave. that's owned and rented out by the Licking County Coalition for Housing. Several volunteers helped LCCH staff paint the exterior of the home. In this picture, Grace Frye helped her Grandpa Frank Frye and LCCH Executive Director Debbie Tegtmeyer paint the front porch.

$1,000 Reward Offered on Gun Theft

Licking County Crime Stoppers is offering up to a $1,000 reward for anyone that has information that will help law enforcement with the investigation of a burglary involving several guns in Newark.

The Newark Police Department reports overnight on April 19, someone broke into a home in the 800 block of Idlewilde Ave., and stole a gun safe which contained several guns and ammunition. Six rifles and a shotgun were stolen.

Anyone with information on this crime is urged to call the Licking County Crime Stoppers at 740-349-6888 or 1-888-488-9058. A special coding system protects the identity of the caller but allows for the reward to be issued at a later time.

Crime Stoppers also takes calls from persons with information about any felony. Information leading to the arrest and indictment of a felony suspect could qualify the caller for a reward as determined by the Crime Stoppers’ Board. Crime Stoppers is a non-profit organization. Reward money comes from private individuals, businesses, and foundations that see Crime Stoppers as an integral tool in the community’s fight against crime. Grace Frye Scores Hat Trick!

Seven-year-old Grace Frye got a hat trick for her Costa Rica soccer team on Monday at NASA. The first of her three goals came about a minute into the game. Afterwards, even though Dad tried to get her to pose with the soccer ball (for the standard soccer pose), she decided it would be more fun to pretend to be a dog and use the goal as a cage. I agree.

Gretchen Rigsby and her family have resided in Heath for the last 12 years, and she’s originally from Buffalo, NY. Rigsby attended Ohio University and Hondros College.
