LC Home Sales and Prices Continue to Rise!

Licking County home and condo sold prices continue to rise, according to the Columbus REALTORS® Multiple Listing System (MLS). The average sold price for Licking County homes sold from Jan. to Nov. 2013 was $150,301, a 3.4% increase over the same period last year.
In Licking County, 1,831 homes sold from Jan. to Nov. 2013, a 17.2% increase over the same period last year.
The average days on market for a Licking County house until sale was 83 days from Jan. to Nov. 2013, a 15.3% decrease over the same period last year.
The number of Licking County home listings coming on the market from Jan. to Nov. 2013, was 3,018, a 14.8% increase over the same period last year.
The number of Licking County home listings going into contract in Nov. totaled 147.
The inventory of homes for sale in Licking County in Nov. was 1,008, with 6.1 months supply of inventory.

Licking County Home Sales Increase 18.9%

1497 S. Wild Turkey Dr. in Potter's Grove was listed for sale on Nov. 21, for $184,900.
Central Ohio home sales are on track to be the second highest year ever, despite the decrease in inventory according to the Columbus REALTORS® Multiple Listing System (MLS). So far there have been 23,292 homes and condos sold this year between January 1 and October 31. The current record for the first ten months of the year is 23,540 back in 2005. The 2,032 homes and condos sold in October fell 2.1 percent from the previous year (2,075).
Licking County saw 172 single family and condominium home sales in Oct. 2013, a 6.8 percent increase from Oct. of 2012, when 161 homes sold. In Licking County, 1,689 homes sold from Jan. - Oct. 2013, up 18.9% from the same period last year.
 
In addition to the increase in sales, home prices continue to rise slightly. The average sold price for Licking County homes sold for Jan. to Oct. 2013 was $151,116, up 3.4% from the same period last year. The average sold price was $151,351 in Oct. 2013, a 12.6% increase from Oct. 2012, when the average sold price was $134,411.
 
The average days on market for a Licking County house until sale was 83 days, from Jan. - Oct. 2013, down 15.3%, or 15 days compared to the same time period last year.
 
The number of Licking County home listings coming on the market as a new listing for Oct. 2013 was 227, up 1.3% from Oct. 2012, when there were 224 new listings. For Jan. - Oct. 2013, there have been 2,835 new listings in Licking County, up 15.1% from the same period last year

LC Home Sales Up 19.9% Over Last Year!

September home sales were 13.1 percent higher than last year demonstrating that housing demand in the Columbus region continues to remain strong. Sales for residential homes and condos through the third quarter rose 22.4 percent from last year and stand as the second highest on record for the first nine months of the year according to the Columbus REALTORS®.


“Buyers are still showing that they want to buy now, and Sellers are proving they are ready to sell in today's market,” said CENTURY 21 Frank Frye Real Estate Realtor and General Manager Phil Frye.

 
Licking County saw 164 single family and condominium home sales in September 2013, a 9.3 percent increase from Sept. of 2012, when 150 homes sold. In Licking County, 1,511 homes sold from Jan. - Sept. 2013, up 19.9% from the same period last year.

 
In addition to the increase in sales, home prices continue to rise slightly. The average sold price for Licking County homes sold for Jan. to Sept. 2013 was $151,155, up 2.4% from the same period last year. The average sold price was $152,793 in Sept. 2013, a slight decrease (-0.6%) from Sept. 2012, when the average sold price was $153,718.

 
The average days on market for a Licking County house until sale was 78 days, from Jan. - Sept. 2013, down 19.6% or 19 days compared to the same time period last year.

 
The number of Licking County home listings coming on the market as a new listing for Sept. 2013 was 255, up 18.1%, from Sept. 2012, when there were 216 new listings. For Jan. - Sept. 2013, there have been 2,607 new listings in Licking County, up 16.4% from the same period last year.

 
The number of Licking County home listings going in contract in Sept. 2013, totaled 208 homes. The inventory of homes for sale in Licking County in Sept. 2013 was 1,077, with 6.7 months supply of inventory.

Home Sales Hit New Apex this Summer

Central Ohio home sales hit a new apex this summer and now stand at their highest point on record. The 18,834 homes sold as of Aug. 31 were 22.9 percent higher than the number of homes sold January through August or 2012 and further exceed any previous year according to the Columbus REALTORS®.

“Buyers are proving that they want to buy now, and Sellers are proving they are ready to sell,” said Realtor Phil Frye and CENTURY 21 Frank Frye Real Estate General Manager.
Licking County saw 180 single family and condominium home sales in August 2013, a 5.9 percent increase from August of 2012, when 170 homes sold. In Licking County, 1,341 homes sold from Jan. - Aug. 2013, up 20.8% from the same period last year.
 
In addition to the increase in sales, home prices continue to rise slightly. The average sold price for Licking County homes sold for Jan. to Aug. 2013 was $150,992, up 2.9% from the same period last year. The average sold price was $162,069 in Aug. 2013, a 12.3% decrease from Aug. 2012 when the average sold price was $144,299.
 
The average days on market for a house until sale was 84 days, from Jan. - Aug. 2013, down 15.2% or 15 days, compared to the same time period last year.
 
The number of Licking County home listings coming on the market as a new listing for Aug. 2013 was 260, up 12.1% from Aug. 2012, when there were 232 new listings. For Jan. - Aug. 2013, there have been 2,351 new listings in Licking County, up 16.2% from the same period last year.
 
 
The number of Licking County home listings going in contract in August 2013, totaled 209 homes. The inventory of homes for sale in Licking County in August 2013 was 1,092, with 6.8 months supply of inventory.

Licking County Home Sales up 62% in July

Central Ohio home sales are breaking the records this summer. Year to date sales (15,988) are 24.2 percent ahead of last year and the highest for the first seven months of any year recorded by Columbus REALTORS®.


Last month’s 2,825 homes sales were the highest on record for the month of July – and the third highest month on record just slightly behind August 2005 (2,875) and June 2006 (2,872).

Licking County saw 237 single family and condominium home sales in July 2013, a 62.3 percent increase from July of 2012, when 146 homes sold. In Licking County, 1,517 homes sold from Jan. - July 2013, up 23.1% from the same period last year.
 
In addition to the increase in sales, home prices continue to rise slightly. The average sold price for Licking County homes sold for Jan. to July 2013 was $149,407, up 1.5% from the same period last year. The average sold price was $159,286 in July 2013, an 8% decrease from July 2012, when the average sold price was uncommonly high at $173,078.

The average days on market for a house until sale was 85 days, from Jan. - July 2013, down 17.5% or 18 days compared to the same time period last year.
 
The number of Licking County home listings coming on the market as a new listing for July 2013 was 322, up 29.3%, from July 2012, when there were 249 new listings. For Jan. - July 2013, there have been 2,097 new listings in Licking County, up 17% from the same period last year. 

 
The number of Licking County home listings going in contract in July 2013, totaled 239 homes. The inventory of homes for sale in Licking County in July 2013 was 1,106, with 7.2 months supply of inventory.

LC Home Sales Up 15.4% in First Half 2013

After 7 days on market, 557 Myrtle Ave. went into contract in June with a full price offer of $139,900, and closed in July.
Central Ohio home sales continue to top the charts this year as sales for the first six months of the year (13,031) were 22.2 percent higher than last year - and the next highest on record behind 2006 when the market saw 13,192 sales January through June.

The 2,810 closings last month were 10.4 percent higher than June 2012 and mark the 18th month of year over year sales increases according to the Columbus Board of REALTORS®.

Licking County saw 916 single family and condominium home sales from Jan. - June 2013, up 15.4% from the same period last year. In Licking County, 207 homes sold in June 2013, up 20.3% from June 2012.

In addition to the increases in sales, home prices continue to rise also. The average sold price for Licking County homes sold for the first half of the year was $147,000, up 3.2% from the same period last year. The average sold price was $150,360 in June 2013, a 4.2% increase from June 2012.

The average days on market for a house until sale was down 15.5% to 87 days on market from Jan. - June 2013, compared to 103 days the same time period last year.

The number of Licking County home listings coming on the market as a new listing for the first half of the year was 1,774, a 15% increase over the same period last year.

The number of Licking County home listings going in contract in June 2013, totaled 257 homes. The inventory of homes for sale in Licking County in June 2013 was 1,074, with 7.2 months supply of inventory.

Home Sales and New Listing Increase!

The latest central Ohio housing report showed May had the highest number of new listings in one month since April 2010. There were 4,213 new listings added to the market last month, up 19.6 percent from May 2012 (3,522), according to the Columbus Board of REALTORS®.

The number of Licking County home listings coming on the market as a new listing in May 2013 was 363, up 44% with only 252 new listings in May 2012.

New listings weren’t the only good news for May. Central Ohio home sales skyrocketed, up 27% (2,756) from the same time last year (2,170), reaching the most home sales for the month of May on record and the fifth highest sales month on record. 

Licking County saw 189 single family and condominium home sales in May 2013, up 6.8% from May 2012. For the first five months of the year, 705 homes sold in Licking County, up 13.3% over the same period last year.

The average sold price for Licking County homes sold in May 2013, was $174,996, up 26.5% from May 2012. For the first five months of the year, the average sold price was $146,256, up 3.1% over the same period last year.

The average days on market for a house until sale was down 25 days, or 23.8%, at 80 days in May 2013 compared to May 2012. For the first five months of the year, the average days on market for a Licking County home sale was 93 days, down 15 days, or 13.9 percent from the same period last year.

For the first five months of the year, the number of Licking County home listings coming on the market totaled 1,443, up 13.4% with 1,273 new listings over the same period last year.

The number of Licking County home listings going in contract in May 2013, totaled 269 homes. The inventory of homes for sale in Licking County in May 2013 was 1,044, with 7.1 months supply of inventory.

Home Sales Continue to Rise

Central Ohio home sales in April (2,390) showed an increase of 30 percent in the market from one year ago (1,834). According to the Columbus Board of REALTORS®, April saw the highest number of home sales on record, followed by the 2,286 homes sold in April of 2004.

In addition to the increases in sales, home prices continue to rise also. While the average sale price has increased every month in 2013 from $149,477 in January to $163,084 in April, the average sale price year-to-date ($156,386) is up almost one and a half percent from 2012.

Licking County saw 193 single family and condominium home sales in April 2013, up 40.9 percent from April 2012. For the first four months of the year, 512 homes sold in Licking County, up 15.1 percent over the same period last year.

The average sold price for Licking County homes sold in April 2013 was $143,040, down 0.4 percent from April 2012. For the first four months of the year, the average sold price for Licking County homes sold was $135,803, down 5.2 percent over the same period last year.

The average days on market for a house until sale was down 4 days at 90 days in April 2013, compared to April 2012. For the first four months of the year, the average days on market for a Licking County home for sale was 98, down 11 days over the same period last year.

The number of Licking County home listings coming on the market as a new listing in April 2013 totaled 353, up 19.3 percent with 296 new home listings in April 2012. For the first four months of the year, the number of Licking County homes listings coming on the market totaled 1,078, up 5.6 percent over the same period last year.

The number of Licking County home listings going in contract in April 2013, totaled 257 homes. The inventory of homes for sale in Licking County in April 2013 was 971, with 6.8 months supply of inventory.

Home Sales Show Healthy Increases!

Central Ohio home sale activity showed healthy increases during the first quarter of 2013. Residential home sales (4,844) were up 17.6 percent over the previous year (4,119) and the number of pending sales (3,245) was up 19.3 percent from the first three months of 2013 according to the Columbus Board of REALTORS®.

Licking County saw 317 single family and condominium home sales during the first quarter of 2013, up 2.9 percent from the same period last year. The average sold price for Licking County homes sold in the first quarter of 2013 was $131,122, down 8.4 percent from first quarter last year.

Licking County saw 113 single family and condominium home sales in March 2013, down 18.1 percent from March 2013. The average sold price for Licking County homes sold in March 2013 was $132,380, down 15.6 percent from March 2012.

The average days on market for a house until sale was down 13 days at 103 days in this first quarter of 2013, compared to the first quarter of 2012. The average days on market for a house until sale was down 20 days at 105 days in March 2013, compared to March 2012.

The number of Licking County home listings coming on the market as a new listing in the first quarter of 2013 totaled 725, the same number as the first quarter of 2012. The number of Licking County home listings coming on the market as a new listing in March of 2013 totaled 287, down 2% from March of 2012.

The number of Licking County home listings going in contract in the first quarter of 2013, totaled 485 homes. The number of Licking County home listings going in contract in March 2013, totaled 221.

The inventory of homes for sale in Licking County in March 2013 was 885, with 6.1 months supply of inventory.

Licking County Homes Sales Up 20%

Central Ohio home sales for the first two months of 2013 were up 19.6 percent (2,878),
compared to last year (2,406). There were 1,452 home sales in February, which is 14.9
percent higher than in February 2012, according to the Columbus Board of REALTORS®.

We haven’t seen sales increases like this since housing peaked in ’06 and ‘07,” said
Chris Pedon, President of the Columbus Board of REALTORS®. “We are looking at a
new housing market; one that’s smart and affordable, but also competitive.”

Licking County saw 103 single family and condominium home sales in Feb. 2013, up 15.7 percent from Feb. 2012. For the first two months of the year, 204 homes sold in Licking County, up 20 percent over the same period last year.

The average sold price for Licking County homes sold in Feb. 2013 was $129,864, down 8.1 percent from Feb. 2012. For the first two months of the year, the average sold price for Licking County homes sold was $129,898, down 1.6 percent over the same period last year.

The average days on market for a house until sale was down 1 day at 110 days in Feb. 2013, compared to Feb. 2012. For the first two months of the year, the average days on market for a Licking County home for sale was 100, down 9 days over the same period last year.

The number of Licking County home listings coming on the market as a new listing in Feb. 2013 totaled 239, up 12.2 percent with 239 new home listings in Feb. 2012. For the first two months of the year, the number of Licking County homes listing coming on the market totaled 438, up 1.4 percent over the same period last year.

The number of Licking County home listings going in contract in Feb. 2013, totaled 158 homes. The inventory of homes for sale in Licking County in Feb. 2013 was 847, with 5.9 months supply of inventory.

Home Sales continue to rise in Licking County and Central Ohio

Central Ohio home sales during the first month of 2013 were the highest for January since 2007 just before the housing market began to feel the effects of the economic recession. The 1,374 closings exceeds the previous year by 20.4 percent (1,141) according to the Columbus Board of REATORS®.

Licking County saw 98 single family and condominium home sales in Jan. 2013, up 21 percent from Jan. 2012. The average sold price for Licking County homes sold in Jan. 2013 was $127,422, up 4.4 percent over Jan. 2012. The average days on market for a house until sale was down 15.6 percent at 90 days in Jan. 2013, compared to 107 days in Jan. 2012.

The number of Licking County home listings coming on the market as a new listing in Jan. 2013 totaled 200, down 8.7 percent with 219 new home listings in Jan. 2012. Licking County Home Sales Up 17% In 2012

Central Ohio saw 22,915 single-family and condominium home sales in 2012, up 15.5 percent from the previous year, according to the Columbus Board of REALTORS®. This marks the highest number of residential home sales since 2007 – the end of the housing boom.

 
Licking County saw 1,697 single family and condominium home sales in 2012, up 17 percent from the previous year. The average sold price for Licking County homes sold in 2012 was $144,786, up 5.4 percent over 2011, when the average sold price was $137,415. The average days on market for a house until sale was 96 days in 2012, compared to 95 days the previous year.

 
The number of Licking County home listings coming on the market as a new listing in 2012 totaled 2,744, down slightly from the previous year. The number of Licking County home listings going into contract in 2012 totaled 1,823 homes. The inventory of homes for sale in Licking County was 835 homes for sale through the end of December, with 6.1 months supply of inventory.
