Home Sales Show Healthy Gains

November home sales in central Ohio showed healthy gains over last year. There were 1,923 residential sales during the month of Nov., a 30 percent increase from the 1,479 home sales in Nov. 2011, according to the Columbus Board of REALTORS®.


Licking County home sales are up 14.4 percent over last year. The 134 Licking County homes sold in Nov. marks a slight increase over homes sold in Nov. 2011. Year to date, 1,551 homes sold in Licking County from Jan. to Nov., up 14.4 percent over the 1,356 homes sold over the same period last year.


The average sale price for Licking County’s single family homes and condominiums year to date is $145,980, up 6.1 percent from homes sold Jan. to Nov. 2011. The average days on market for a house until sale is 99 days.


The number of Licking County home listings coming on the market as a new listing in Nov. totaled 109. The number of Licking County home listings going into contract in Nov. totaled 151 homes. The inventory of homes for sale in Licking County is 903 homes for sale through the end of Nov., with 6.6 months supply of inventory.

Home Sales Are Up 15.3% Over Last Year

       Licking County home sales were up in October and are up 15.3 percent over last year.

     The 156 homes sold in October marks a 32.2 percent increase over the 118 homes sold in October 2011. Year to date, 1,412 homes sold in Licking County from Jan. to Oct., up 15.3 percent over the 1,225 homes sold over the same period last year.

     Licking County homes put in contract in October (186) were up 36.8 percent over a year ago.

     The average sale price for Licking County’s single family homes and condominiums year to date is $146,962, up 6.4 percent from homes sold January through October 2011.

     The average days on market for a house until sale is 97 days, up from 96 days one year ago. The inventory of homes for sale in Licking County is down 23.9 percent from last year with 981 homes for sale through the end of October. The months supply of inventory is down 32.6 percent from last year at 7.4 months supply.

Licking County Home Prices Continue to Climb

In Licking County, the average home sales sold price was $148,048 from Jan. - Sept. this year, up 7 percent from the same period last year. Also, 1,252 homes sold in Licking County from Jan. - Sept. this year, which is 13.1 percent more than the same period last year. Licking County homes which went into contract for sale from Jan. - Sept. totaled 1,442, which is a 24.4 percent increase from the same period last year, when 1,159 homes went into contract.


In Licking County, the average home sales sold price was $154,823 in Sept., up 25.8 percent from Sept. 2011. Also, 147 homes sold in Licking County in Sept., which is five sold homes more than Sept. 2011. Licking County homes which went into contract for sale in Sept. totaled 185, which is a 39.1 percent increase from Sept. 2011, when 133 homes went into contract.


The number of houses for sale in Licking County now stands at just over 1,018, which is 26.9 percent less than one year ago when 1,392 homes were for sale. Months of existing home inventory has decreased due to improved sales activity this year. At the current sales pace, there are 7.2 months of existing home supply on the market compared to 11.6 months supply this time last year, a 37.9% decrease.

In Licking County, the average days on market until sale was 99 days, from Jan. - Sept. this year, up three days from the same period last year.

Increasing Home Sales Gains Continue Into Autumn

711 Sherwick Rd. in Newark went into contract just 6 days after being listed by Frank Frye of CENTURY 21 Frank Frye Real Estate at the asking price of $119,500, and is expected to close in October.
Central Ohio home sales during the most active time of the year showed impressive gains over last year and were the highest since 2007 when the housing market began its descent after the boom.

The 8,921 residential home closings during the months of May through August were 11 percent higher than last summer and 12.2 percent higher than in 2009 when home sales hit its lowest point since the summer of 2000, according to the Columbus Board of REALTORS®.

Demand outstripped supply, as new listings on the market (3,096) fell 0.9 percent from the month before and the total inventory of homes for sale (11,571) was down 32.3 percent from the same time last summer (17,096).

Not only that, the average turn-around time from the date “For Sale” signs went up until a bargain was struck decreased 15.5 percent last month from 96 days to 81 days.

In Licking County, the average home sales sold price was $147,206 from Jan. - Aug. this year, up 4.6 percent from the same period last year. Also, 1,098 homes sold in Licking County from Jan. - Aug. this year, which is 13.8 percent more than the same period last year.

Licking County homes which went into contract for sale from Jan. - Aug. totaled 1,298, which is a  26.5 percent increase from the same period last year, when 1,026  homes went into contract.

In Licking County, the average home sales sold price was $146,031 in Aug., down .08 percent from Aug. 2011, when the average home sales price was $147,182. Also, 161 homes sold in Licking County in Aug., which is 13.4% more homes than Aug. 2011 when 142 homes sold. Licking County homes which went into contract for sale in Aug. totaled 208, which is a  58.8 percent increase from Aug. 2011, when 131 homes went into contract.

The number of houses for sale in Licking County now stands at 1,029, which is 29.3 percent less than one year ago when 1,455 homes were for sale. Months of existing home inventory has decreased due to improved sales activity this year. At the current sales pace, there are 7.5 months of existing home supply on the market compared to 12.3 months supply this time last year.

Central Ohio home prices hit a five year high

     Home prices in central Ohio hit its highest point in five years last month as many of the area’s pricier communities saw double digit sales increases, according to the Columbus Board of REALTORS®.

     Central Ohio homes closed during July 2012 sold for an average of $186,781 which is 10.3 percent higher than the average sale price of a home sold in July of 2011.The last time homes during any given month sold were selling this high was June of 2007 when the average sale price was $187,180.

     This holds true for the year as the average sale price of homes sold January through July 2012 ($167,754) is also at its highest point since January of 2007 ($172,531).

     Sales in communities such as Granville, New Albany, Bexley, German Village, Powell, Dublin, downtown Columbus, and Upper Arlington saw sales increases of anywhere from 12 to 67 percent. The increased sales combined with prices ranging from $267,000 to $557,000 help boost the overall market home price average.

     In Licking County, the average home sales sold price was $147,639 from Jan. - July this year, up 5.8 percent from the same period last year. Also, 930 homes sold in Licking County from Jan. - July this year, which is 13 percent more than the same period last year. Licking County homes which went into contract for sale from Jan. - July totaled 1,121, which is a 25.3 percent increase from the same period last year, when 895 homes went into contract.

     In Licking County, the average home sales sold price was $174,344 in July, up 17.9 percent from July 2011. Also, 141 homes sold in Licking County in July, which is two sold homes less than July 2011. Licking County homes which went into contract for sale in July totaled 198, which is a 32.9 percent increase from July 2011, when 149 homes went into contract.

     The number of houses for sale in Licking County now stands at just over 1,094, which is 25.1 percent less than one year ago when 1,461 homes were for sale. Months of existing home inventory has decreased due to improved sales activity this year. At the current sales pace, there are 8 months of existing home supply on the market compared to 12.6 months supply this time last year.

We raised around $2,500 for Easter Seals, and 20 contestants ate 583 wings with the winner, Joey, eating 43. I blacked out after 10, but went on to finish 16.5 mild wings. I stopped short of 17, and the guys around me, can thank me later for not finishing the last chicken part. :)

Home Sales and Prices Continue to Rise

     The number of houses for sale in Licking County continues to decline and now stands at just over 1,076, which is 27 percent less than one year ago when 1,480 homes were for sale according to the Columbus Board of REALTORS®.

     Months of existing home inventory has decreased due to improved sales activity this year. At the current sales pace, there are 8 months of existing home supply on the market compared to 13 months supply this time last year.

     In Licking County, the average home sales sold price was $142,989 from Jan. - June this year, up 3.8 percent from the same period last year. Also, 782 homes sold in Licking County from Jan. - June this year, which is 15 percent more than the same period last year. Licking County homes which went into contract for sale from Jan. - June totaled 975, which is a 30.7 percent increase from the same period last year, when 746 homes went into contract.
     In Licking County, the average home sales sold price was $145,558 in June, up 8.3 percent from June 2011. Also, 160 homes sold in Licking County in June, which is 28 percent more than June 2011. Licking County homes which went into contract for sale in June totaled 203, which is a 48.2 percent increase from June 2011, when 137 homes went into contract.

Home sales, contracts, and prices continue to rise


The number of Central Ohio homes listed for sale the past two months is lower than the previous year suggesting the market may be beginning to adjust itself. The 3,629 homes added to the market in April were 7.0 percent lower than April of 2011 and the 3,466 new listings in March were 10.4 percent lower than the previous year according to the Columbus Board of REALTORS®.

In Licking County, the average home sales sold price was $143,963 from Jan. - April this year, up 8.7 percent from the same period last year. Also, 444 homes sold in Licking County from Jan. - April this year, which is 12.1 percent more than the same period last year. Licking County homes which went into contract for sale from Jan. - April totaled 664, which is a 42.8 percent increase from the same period last year, when 465 homes went into contract.

In Licking County, the average home sales sold price was $144,951 in April, up 9.5 percent from April 2011. Also, 135 homes sold in Licking County in April, which is 7.1 percent more than April 2011. Licking County homes which went into contract for sale in April totaled 225, which is a 53.1 percent increase from April 2011, when 147 homes went into contract.

The inventory of homes for sale in Licking County continued to decline in April helping to further stabilize the local housing market. The total number of homes for sale at the end of April was 1,027, which is 23.1 percent lower than the end of April 2011, when 1,335 homes were for sale.

5 Facts for Buyers Who Want to Lowball an Offer

A housing transaction, at the most fundamental level, includes one person who wants to sell and one person who wants to buy. Once the terms are agreed upon, voilà! . . . win-win.


However, if the seller is miserable with the final terms or feels like they had to settle for a lowball offer, the deal is likely to unravel or turn ugly. And if it does fall through, that causes aggravation and costs valuable time and money for everyone involved.


As a smart agent, you have valuable tools and skills to help prevent deals from falling through at the negotiating table.


Here are five facts and data points you can use to prevent lowball offers:


1. Market temperature matters.

The temperature of the market affects everything, from how buyers shop to what the “right price” is for a home. Most buyers think they know the temperature, but it’s your job to show them their local reality. To give buyers a valid idea of pricing, focus on what has recently sold in the last 60 days, rather than what is currently for sale in your market.


One way to do this is to show the percentage difference between the actual list and sale prices for the properties in your neighborhood. It speaks volumes about the current market’s activity. Comparing list vs. sale prices also provides a strong indicator of which direction the market is moving and how much less, or maybe even more, than the asking price a buyer should offer.

2. Apples are apples.


When analyzing the comps, make sure your clients see an apples-to-apples match to their home candidate and explain any similarities or differences. Putting the potential new property head-to-head with the other properties on the market today or those that have sold within 60 days can help buyers understand how key details like square footage, amenities, lot size, age, condition, and others can affect the price.


If you’re having trouble convincing them that your comparable analysis is right, use industry resources like Trulia’s Guide to Understanding Comparables to help back up your expert opinion.


3. Time is money.


Data from the National Association of Realtors® shows that the typical home search takes 12 weeks. If your buyer starts to lean toward lowballing when it’s offer time, make sure you drive home important time facts like how long inventory lasts and how many hours, days, and weeks you both have invested in finding the right property. Saving time can be a serious motivator for buyers, especially those who have endured a long three months of hunting.


4. Sellers are people too.


If the sellers purchased their house between 2005 and 2009, chances are, that property has lost value. They are not happy about it and, whatever their reasons for selling, they are already very frustrated at having to sell at a loss. The sellers are already losing money and will push very hard not to lose any more.


Remind your clients that when people sell their property, they are selling a piece of themselves. A house is the setting of someone’s life. For the seller, its value includes what it represents, not just what it lists for. So while submitting a lowball price sounds like a great way to get a cheap deal, it can start the negotiation process on the wrong foot. A seller and a good seller’s agent will not take that offer seriously. In fact, even if they do respond, that seller now does not want to sell the home to your client and will do almost anything to encourage another buyer to step up.


5. The wrong offer can cause buyers to miss out.


In my early days of buying property, my real estate agent called me about a cute little 1920s Craftsman house in Hollywood that was about to go on the market at $303,000. It was a fixer-upper and, at that price, it was a very good deal. Although I would have been willing to pay the asking price or close to it, I wanted to see if I could lowball and get it for less. Against my agent’s recommendation, I offered $270,000. I thought they would come back with a counter and that we would ultimately close the deal at $290,000. Well, they did counter, but with another potential buyer whose initial offer was $290,000. They were so offended by my low offer that they refused to sell it to me at any price. My agent still reminds me of this story today.


Most buyers today are smart. With the right data and encouragement from you, they’ll agree to submit a reasonable initial offer.

Sales, Contracts, and Prices Rise Oh My!

First quarter home sales in central Ohio were up 7.1 percent versus first quarter 2011 sales (4,045 vs. 3,776). March home sales jumped 36 percent to 1,653 compared to the previous month (1,215) and were up 6.1 percent more than last year (1,558) according to the Columbus Board of REALTORS®.

In Licking County, the average home sales sold price was $142,612 in the first quarter, up 7.6 percent from first quarter 2011. Also, 306 homes sold in Licking County in the first quarter, which is 13.3 percent more than first quarter 2011. Licking County homes which went into contract for sale in the first quarter totaled 474, which is a 48.6 percent increase from first quarter 2011, when 319 homes went into contract.

In Licking County, the average home sales sold price was $155,079 in March, up 16.2 percent from March 2011. Also, 135 homes sold in Licking County in March, which is 16.4 percent more than March 2011. Licking County homes which went into contract for sale in March totaled 197, which is a 44.9 percent increase from March 2011, when 136 homes went into contract.

The inventory of homes for sale in Licking County continued to decline in March helping to further stabilize the local housing market. The total number of homes for sale at the end of March was 989, which is 22.1 percent lower than the end of March 2011, when 1,269 homes were for sale.

Drew Guanciale Dunks!


Legendary basketball star Drew Guanciale recently returned to the basketball court where it all began, and showed the locals he can still...DUNK!!!

It was on this same court where his mom, Carol, used to ally oop to him while he threw it down.

As you can see in this video, the basketball hoop is a little cock-eyed these days, due to the current homeowner dunking daily, and hitting it with a UHAUL truck.

Also, Drew's hands have gotten so big writing all those real estate contracts, that the ball he's using here appears tiny, but this eye witness can assure you it's regulation size...for tennis.

Somewhere Blake Griffin is saying to himself, "I just got an idea for next year's Slam Dunk Contest!"

Home Sales Prices Strengthen in Central Ohio


Sale prices for homes sold in central Ohio last month showed a healthy increase over the previous year. The average sales price of $151,072 was 7.3 percent higher than in Feb. of 2011, and 5.7 percent higher than the previous month according to the Columbus Board of REALTORS®.

In Licking County, the average home sales sold price was $141,622 in Feb., up 9.1 percent from Feb. 2011. Also, 87 homes sold in Licking County in Feb. which is 13 percent more than Feb. of 2011. Licking County homes which went into contract for sale in Feb. totaled 175 which is a 75 percent increase from Feb. 2011, when 100 homes went into contract.

The inventory of homes for sale in Licking County continued to decline in Feb. helping to further stabilize the local housing market. The total number of homes for sale at the end of Feb. was 935, which is 22.3 percent lower than the end of Feb. 2011.

Jan. Housing Sales Best in Years!

      Central Ohio housing sales were up in Jan., and they showed the highest activity for that month since 2008. The 1,125 sales showed a 6.0 percent increase over Jan. of 2011, according to the Columbus Board of REALTORS®.
 
    
     In Licking County, 82 homes sold in Jan. which is 6.5 percent more than Jan. of 2011. Licking County homes which went into contract for sale in Jan. totaled 143 which is a 72.3 percent increase from Jan. 2011, when 83 homes went into contract. The average home sales sold price in Licking County was $123,608, down 7.6 percent from January 2011.


     The inventory of homes for sale in Licking County continued to decline in Jan. helping to further stabilize the local housing market. The total number of homes for sale at the end of Jan. was 964, 19.3 percent lower than the end of January 2011.
